Transforming a ruin into comfortable housing
An urban luxury oasis built on the ruins of a derelict water park. Apto Architects was given this very brief. In the south of Neukölln Berlin, on the site of the former “Blub Badeparadies.”
This former water park holds many fond memories to those who visited it in their youth, but after decades of neglect and frequent changing of ownership it became an eye-sore for the surrounding neighborhood. Thus, it became high time for this forgotten space to get some much needed attention.
Apto would like to present The Greenpark Project which consists of a total of 14 loosely arranged residential buildings, covering approximately 30.550 m² of site. A total of 758 residential units will be built, with around 260 having direct access to the underground car parks via lifts. The flats will be fully furnished to a high standard. The heart of the district features an inviting green area with an play area, freely accessible to all residents.

Britz, located in the south of Berlin, is a tranquil neighborhood known for its peaceful and green ambiance. It has evolved into a serene residential area favored by families and older residents seeking a relaxed environment. While Britz may not be as bustling as other parts of Berlin, its laid-back atmosphere makes it an ideal destination for those seeking a peaceful retreat amidst nature. Thus, making it a perfect location for such an all-inclusive and versatile residential construction. With the shared amenities and hospitality features of The Greenpark serving as a place for locals to come together and build upon the welcoming community that is already there.
In close collaboration with Greystar International, construction of The Greenpark project is already firmly underway. The previous ruins of the waterpark have been demolished an cleared away, leaving open space to pour fresh foundations for the coming construction.
