A sign of the time: “Office buildings suffer from vacancy now that employees enjoy their home offices”.  Apto helps investors and property owners by bringing back bringing life back into these places.

After a thorough analysis of the market, the location, site specific parameters, Apto throws everything in an almost chaotic mix until we find the best possible and sparkling solution. A melting pot of local context and new functionality.

Karel Doormanweg in Schiedam is rebranded into S-Dock. Our development strategy turned it into a multi tenant office building that is now the place to be.

Add a spark of hospitality to a mono-use building

More than architecture Apto adds change. We add value. At S-Dock we moved the main entrance to the opposite side of the building, with focus on the Metro station square, which is currently experiencing renovations. Opening the ground level up to the general public. A welcoming reception, bar, restaurant with outdoor terrace and flexible work spots turn the ground level into a meeting point that adds the life and identity back into this office space.

Apto specialises in breathing life back into these baren and overlooked spaces through the implementation of hospitality in an integrative manner.

How to revive a vacant office building

So what are the architectural interventions that make this new identity? The entrance is moved to the public plinth, where people meet and exit to enter the metro station. This plinth is literally opened to gain direct contact with passers by on the subway square. Adding a canopy to the facade offers tenants the possibility to run an outdoor terrace. On top of the building employees and visitors can now enjoy a roof garden to take a leisurely stroll or hold outdoor meetings. Connecting it all together, we blend the dynamic and edgy vibe of docks and harbors with a high detail for elegance and well-being.
